Introduction


Every four years, the FIFA World Cup captures the world's attention through unforgettable matches, dramatic upsets, and iconic moments. Yet long after the champions lift the trophy, the tournament leaves behind another legacy that receives far less attention: the cities that host it. As the 2026 FIFA World Cup unfolds across the United States, Canada, and Mexico, the biggest question is no longer whether the stadiums can stage world-class football, but whether they can continue creating value once the fans leave.


For decades, sports stadiums were built as single-purpose venues surrounded by vast parking lots and disconnected from daily urban life. These facilities often hosted only a handful of events each year before remaining idle for months. The result was economic dead zones that generated little lasting activity despite enormous investment.


Coming into the 21st century, the development of sports-anchored mixed-use districts (SMDs) has been a game-changer for urban development. SMDs are planned developments centered around multipurpose sports venues and integrated with residential, retail, and community spaces to drive revenue and revitalize surrounding areas. The development of SMDs creates year-round economic activity, diversifies revenue streams, and fosters long-term community development, leading to a more resilient urban future.

The Cost of Stadium "Dead Zones"


The economic inefficiency inherent to traditional single-purpose sports venues poses a direct threat to urban resilience. When cities invest hundreds of millions of dollars into stadium infrastructure that generates revenue primarily during home games and remains completely unused for 200 to 300 days of the year, they create massive economic inefficiency through the misallocation of funds.


Qatar's preparations for the 2022 FIFA World Cup illustrate this challenge. Since 2010, Qatar has spent almost US$10 billion alone on building new professional stadiums for the FIFA World Cup, a tournament lasting for just 29 days. Unfortunately, many of these stadiums remain underutilized, as Qatar has yet to fulfill its promise of repurposing them into "a range of sporting facilities." This was due to Qatar's financialized model that prioritized aesthetics over long-term sustainable local development, ultimately proving too costly to cover in a short time.


The Solution


SMDs have emerged as the definitive solution to the "dead zone" problem associated with traditional stadiums. They successfully transform isolated venues into vibrant, sports-themed hubs that provide steady economic activity throughout the entire year while diversifying core income streams. In the modern sports management landscape, this is achieved through two primary strategies: technological advancements in stadium engineering and the integration of venues into lively downtown neighborhoods. 


Adaptability


Multipurpose arenas found within modern SMDs are explicitly designed for rapid operational pivots. Spain's Bernabéu stadium highlights this capability with its automatic foldable pitch, which can be easily tucked completely under the stadium floor. This engineering feat allows the venue to host major concerts and large-scale exhibitions without requiring excessive preparation time, downtime, or intensive labor. The financial dividends of this flexibility are substantial:

  • The Concert Economy: In 2024, the Bernabéu hosted a Taylor Swift concert during a short break between regular-season home football matches, generating an additional US$20 million in revenue.  

  • International Sport Swaps: In 2025, the venue hosted an NFL international game between the Dolphins and the Commanders, generating an economic impact of over US$80 million for the club and the city of Madrid. 


Urban Infill

Rather than isolating sports infrastructure on the fringes of a city, modern franchises are anchoring their projects directly within dense urban cores. Edmonton, Canada's ICE District serves as a primary example of how effectively a major urban core can be transformed. Within a single decade of development, the Rogers Place arena was completed alongside major office buildings, a 300-room hotel, and extensive urban infill. This layout revitalizes the surrounding neighborhood with all-year facilities and secures financial resilience by eliminating seasonal dead zones.

Similarly, the Ottawa Senators ice hockey team is actively developing a downtown SMD. The upgraded venue infrastructure is projected to attract up to 75 additional concerts and community events per year outside of the regular home-game schedule, successfully preventing off-season financial lulls. By surrounding the stadium with a planned network of restaurants, shopping centers, and entertainment spaces, the SMD model ensures consistent event hosting, highly diversified income streams, and continuous year-round economic activity.  


Ultimately, contemporary SMDs represent far more than a minor upgrade to sports venue blueprints: they serve as a comprehensive urban strategy for achieving resilient cities in an era of rapid urbanization.
